Creation of a database including short, medium and long-term CapEx measures to support budget planning as well as property/portfolio strategies.
Evaluation of the building equipment with respect to age, frequency of technical issues, tenant complaints, etc. as a result of ongoing discussions with the property manager and fund manager. Cost estimates and timing of the identified CapEx work.
The analysis resulted in a strategic 10-year CapEx program. The CapEx plan was closely monitored and updated to reflect any changes. It was used for short- and medium-term budget control and as support for investment or divestment decisions.
